Waterfront Estate

Osborne Waterfront Estate is a concept and feasibility study for a residential enclave on a lagoon-edge site in Lagos. The project resists a simple plot-by-plot arrangement, instead using gardens, thresholds, and long views to structure the movement from street to water. Each dwelling is positioned in relation to the estate as a whole, creating a residential environment that feels private without becoming isolated, treating the estate as a continuous ground.

The proposal is organised around the movement from arrival to waterfront. The plot has a triangular shape, with a narrow road approach that widens to double as you approach the waterfront. The resident blocks are organised along view corridors and oriented to minimise direct overlooking between residences.

The study separates a private zone for the landlord from the shared residential areas. A communal amenity building is positioned toward the lagoon, giving residents a collective space oriented to the water. Landscape works as a connective buffer, shaping movement through the estate while softening the relationship between private homes and shared outdoor space creating a coherent shared residential setting.

As a feasibility study, the project provides a framework for the owner and developer to make informed decisions. Rental area, plot division, residential typology, and parking are tested across multiple scenarios, including townhouse and apartment block options. The result is a residential study that balances spatial quality with development value
